The Distressed Realty Fund I, LLC was created to take advantage of the current distressed residential home buyer's market. The Fund is designed primarily to purchase selected foreclosed houses and REO houses from lenders for cash.
The fund may purchase redeemable tax deed houses from county treasurers and deed acquired houses from various federal and state government agencies. Realty Fund Management, Inc., the Managing Member of this Fund, will purchase houses/properties that are expected to produce rental incomes to the Fund of 10% to 50% per year and/or profits to the Fund of 20% to 40% per sale.
The Fund intends to purchase foreclosed houses nationally from lenders, short sales, MLS listings and government agencies. Most purchased houses need some renovation before they can be rented or listed for sale. The Fund expects to rent many of the renovated houses and list the balance of them for sale.
The rented houses owned by the 3 prior investment Funds have returned rental incomes of 10% to 50% (with an average of 25%) per year. The profits made from the sold houses have returned 10% to 100% (with an average of 25% - 33%) per sold house, usually within 4 to 8 months.

Since 2004, the 3 prior affiliated investment funds have purchased approximately $10,000,000 of real estate tax liens and tax deeds on thousands of properties in 15 states. The funds have foreclosed on several hundred properties and have purchased 65 selected foreclosed houses to rent and/or sell (as of July 1, 2011).
Most of the 3 prior affiliated investment funds sold houses were purchased by retail home buyers at prices ranging from $50,000 to $150,000. Most sold houses have produced profits ranging from 10% to 100% ($5,000 to $50,000) with an average profit of $25,000.
Assuming the Distressed Realty Fund I, LLC offering raises the $5,000,000 Offering Amount; it could purchase, renovate, rent and sell up to 250 houses over the estimated 5 to 7 year operating life of the Fund. This could generate significant profits for the investors based on the 3 prior affiliate investment Funds historical average of a $25,000 profit per sold house.

The Fund's management will make all decisions regarding the acquisition, renovation, rental and sale of all foreclosed houses throughout the nation. All foreclosed houses that are purchased and renovated are paid for in full by check. Because, the Fund will not have any mortgage to pay, it can produce higher rental income and stronger sales profits for the investors. This is a LLC investment Fund, so investors have limited liability for any transactions the Fund makes.
Investors will receive quarterly reports including income payments and an annual payment of a share of the net profits. Management expects the Fund to operate for 5 to 7 years. Management estimates the Fund will produce a potential 10% to 20% annual total return to investors.
